Trespassing landlord – Should I move out?
Posted by: | CommentsI recently learned that someone has entered my rented apartment and turned off my thermostat. I woke up and it was 62 degrees in here, and I assumed the gas had been turned off from the basement. I found that someone had entered my apartment from a similar situation with my neighbors. They got a washer, which isn’t supposed to be in use without an amendment to the lease that raises their rent due to the increase in the water bill, which the landlord pays.
They discovered one morning that their washer was not being supplied with water anymore. It had been turned off from the back, and it’s in their kitchen. Either the landlord or a service person came in with a key and turned it off for them. I went over to my apartment and checked out my thermostat. I took off the face, and found a switch that sure enough turned my heat back on. Someone had been in my apartment, too.
Now, my lease states that the landlord may enter the property without notice ONLY in the event of an emergency, and to show the property to prospective renters pending the termination of the lease. In order to execute an inspection or make any repairs or really for any other reason at all, the landlord must give 24hr notice. It’s spelled out quite clearly.
Moreover, there is a clause in my lease called ‘Tenant Remedies’. This clause is mostly to protect the tenant from unlawful evictions and distress, but I have to mention it because it ha a few juicy bits.
The clause states that if the landlord removes any of the tenant’s property from the unit, changes the locks on the tenant, or enters the apartment to reduce or shut off a utility without prior knowledge of the tenant, the tenant may opt to terminate the lease, gain back his security deposit, and sue for damages.
Does my heat qualify as a ‘utility’? I’m pretty sure it does, but I need clarification on this. The landlord pays for the gas heat. I hear all the time about landlords who shut off the heat in the summer, but quite honestly, I like it warm to begin with. If I wake up in the morning and it’s 62 degrees in my apartment, I get upset. Anyone would.
So first of all, can he even shut off my heat with it being so cold in the mornings? PA here.
Why wouldn’t he have the gas company shut off the gas instead of trespassing? Do they charge a fee for that?
Am I overreacting here? The man could have stolen something. Maybe he did and I just don’t know it yet. I sleep naked, what if he gandered?
Finally, as per my lease, can I really dissolve the contract and move out early and still get my deposit back? It seems too good to be true. I don’t want to live here if the landlord breaks in on his tenants. I’ve never met him, I’ve only dealt with his real estate agents. They tell me he’s very old and harmless, but has a temper. I don’t care how harmless he is, or how many times his agents have told him he can’t break and enter. I am outraged by this. Are there other ways to resolve this problem?

Just checked my lease– The tenant remedies clause say nothing about the landlord entering without prior notice, but it does mention the reduction or shutting off of ‘utilities or other necessary services’.
Still, the lease provides that he cannot come in.
Does anyone know of any 3 or 4 bedroom homes for rent on several acres of land?
Posted by: | CommentsRenting would be fine but owner financing so we can buy the home would be better. We want to move to a home anywhere in Nebraska, Kentucky, Tennesee, West Virginia or Mississippi. Our home (that we’ve been renting for the past 6 years) is structurally not safe so it’s crucial that we find a home to move to ASAP (before we wake up in the basement with the rest of our home on top of our heads). Our landlord & landlady are both in their 80′s, both have terminal illnesses, so with their medical expenses, they can’t afford to pay for the badly needed repairs on our home & neither can we. (We’re trying to pay for my recent surgery that cost over one million dollars. My insurance is paying 2/3 of the cost, we have to pay the remaining cost.) We can’t afford to pay more than $600 a month for rent. The home must have its own well, at least for the acreage, because we plan on growing a large vegetable garden for our own use and to give away to whoever wants free homegrown vegetables.
What does my dream about wolves mean?
Posted by: | CommentsI had a dream a couple of nights ago that I was moving into a house with my 5 year old daughter. It was not a nice house, holes in walls, missing windows….. you name it. When we moved in we discoverd there was a pack of wolves living there. One was pure white and one was pure black, there were more I just don’t remember any significant details about the them. Throughout the dream I repaired all the holes in the walls, but they still got in the house. I put windows in, but they still got in the house. I put bars in the windows, still got in. By the end of the dream I had fixed the house up but the wolves still were able to get in. I remember them being scary but they never hurt us. They were always in the basement or in my daughters room.
I just have to know if anybody has an idea as it’s been a couple days now and the dream still seems so vivid.
i was gonna move out of this place iv’e lived at for 3 yrs . never late with the rent , never destroyed a thing, in fact ive spent my own money doing repairs and landscaping without ever asking for a penny off rernt . ive just spent 3 weeks totally repainting the walls ,basement included alond with fixing the shower trhat never worked . i mean i did it cuz i was living there and the resources were cheap not free but i had to live there right ? anyway the lease runs out after 2 yrs ,been ther the last year without sighning any new one but decided to move out to save money . told him on the phone , thought that was notice but apparently this guy turns all by the book saying he needed itr in writing and i had to pay for that last month . ok i can seer that but when i asked him about the deposit coming back he was like well youll have to have the carpets pro clened and make sure it is all clean and tidy and then i will do a walk through and see about things and it could take 14 days . i thought instantly this was a loss even though i know yhis place is 10 times nicer then when i got it . i have no pics of b4 but i can gurentee i raised the value by all the things ive done . yes i know i didnt or shouldnt have cuz im a renter but hell at the time i did it for me . anyone know how to get my 750 back without going through hoops and why is it my responsibility to do the carpets ?isnt it considered normal wear and tear and be his reponsibility ? he owns it as a rental not me .. what gives as my rights (most are pretty vaige and don t go into detail ) on the normal side i just want some info so i can preepare for this . ive heard everyone say forget it but why i do deseve it back so give it back . thankyou all-.
basement shower didnt work … does now .. no ceiling fans ….has’em now .. basement electical outlets didnt work … they do now . paint is of normal whites . carpets were not cleaned for me nor the house really …. but no proof of that .. had hardly any grass …. full lawn now .. difgfernt fixtures for lighting . i could go on … almost like i thought this place was mine . if this guy refuses my deposit for some crap reason over all the things ive done hes a totatal a$$$
Wanting to Buy a large foreclosed home…….?
Posted by: | CommentsThere is a house in a nearby neighborhood that just recently foreclosed.It is for sale by the bank for $315,000 and is normally a $465,000 house on the market today.I went and looked at the house and it just needs VERY minor repairs and some paint work.Would it be a good investment to purchase this property and fix it up a bit and then either live in it for like 2-3 then re list it or even re list it now and make a profit off of it???It is a 5-6 bedroom house…3 full baths…full walk-out basement… with 6625 sq.ft. in an upscale neighborhood and was built in 1990.Would it be worth purchasing and would I make a good enough profit?
Can you paint over black mold?
Posted by: | CommentsMy parents live in a house where there was black mold growing in the bathroom all over which I believe to be a septic pipe in the bathroom and the land lady had an inspection where the city was supposed to come out and inspect here house because my parents rent so they had to make sure it was up to date well, before the inspection she gets white paint and paints all over it where it is not noticeable at all.I know black mold is dangerous and plus it is in the basement, and in my sisters bedroom on the wall.I tried to tell them to get outbeforee it kills them.My dad already haspulmonaryy lung disease, asthma, and hearts problems and mysister has asthma.They all have been sick and when i lived there I was also sick.I researched it online but yet they continue to live there.I do not believe you can paint over black mold they need to call the health department on her/All she cares about is her rent money and neverr has anything repaired right is always her husband who does everything.I believe the mold will come back.I am afraid it will kill them.I got a skin rash from the mold when I lived there.I got my own apartment now and feel so much better.My question is can you paint over black mold?
